Description

First floor with lift, on the side of the building next to Porta Amulia. The window looks onto the Mandracchio, the inner basin of the harbour with its moored boats, the colourful houses along the quay and the cathedral bell tower; the other one faces the small square.

This is the building on Muggia's little harbour that cars drive under: Porta Amulia, the old town gate, is attached to its side. On one side lies Largo Amulia, the small square with the Jimmy ice-cream parlour; on the other, the harbour with its sailing boats and, across the bay, Trieste. The building was renovated from top to bottom, with works completed in 2023 and a lift added, and the flats have since been let to holidaymakers. The owner, a private individual, is now selling them one by one.

It is a compact, fully equipped studio: the entrance, a single room with the double bed, the round table and a kitchenette with induction hob, and a bathroom with shower and window. The ceiling has white boarding and beams; the floors are wood-effect. 33 square metres of cadastral area, 29 of usable floor area.

Each flat has its own air-to-water heat pump, installed in 2023, which provides heating, cooling and hot water: there is no gas supply. Energy class E, EPgl,nren 145.72 kWh/m² per year (certificate valid until 22/02/2034).

The cathedral and Piazza Marconi are a two-minute walk away. The ferry to Trieste leaves five minutes away on foot (the crossing takes about half an hour), and the stop for bus line 20 is four minutes away. By car, Trieste is about twenty minutes away and the Slovenian border seven.

The seller is a private individual, so there is no VAT. Under the 'prezzo-valore' rule, purchase taxes are charged on the cadastral value (cadastral income €160.10), not on the price: about €1,100 in total as a main residence, about €1,900 as a second home.

In 8 the model also removed small items left out for holiday-let guests; in the other 3 the model corrected light and colour only, and in two of them a TV remote or a toothbrush cup was removed with a local, non-generative edit. Removed: TV remotes, kitchen-paper rolls with their holders, welcome plates and cups with snacks, sign stickers on the kitchen cabinet doors, a small bottle of washing-up liquid in the sink and the toothbrush cups in the bathroom. In one photo of the living area a TV remote remains on the TV unit; in two photos a paper roll and a welcome plate remain, small and in the background, and in one of them also a sticker. The furniture and appliances were deliberately left as they are: bed, table and chairs, armchair, bean bag, clothes rack, TV, microwave, kettle and coffee machine. Where an item was removed, the part of the wall, worktop or furniture behind it was not photographed: the model reconstructed it plausibly; in three photos this is the side of the microwave that the paper roll was hiding. The model also re-synthesised the check pattern of the quilt. Nothing else was changed: sizes, heights, windows, doors, floors, the slatted ceiling, services and finishes are as photographed, and no defect was softened or hidden: the light wear marks on the right-hand kitchen cabinet door are left as they are. Where the model had changed something, the original photograph was put back: the views in all the windows of the two photos with the bed and TV and in the small shower window, the wall lamp above the bed and the kitchen tap. The four window views were not touched by artificial intelligence; in the one over the small square, the faces of people at the café tables were blurred. The last three photographs, showing the outside of the building, the entrance on the square and the staircase, were corrected only for light and colour, without artificial intelligence; the faces of passers-by and a sign have been blurred. Light and colour were corrected as in ordinary photo retouching. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.
