First floor with lift. From the dining-area window you see, just a few metres away, the moored boats and the colourful houses around the harbour; the bedroom looks onto the green of the trees.

This is the building on Muggia's little harbour that cars drive under: Porta Amulia, the old town gate, is attached to its side. On one side lies Largo Amulia, the small square with the Jimmy ice-cream parlour; on the other, the harbour with its sailing boats and, across the bay, Trieste. The building was renovated from top to bottom, with works completed in 2023 and a lift added, and the flats have since been let to holidaymakers. The owner, a private individual, is now selling them one by one.

From the entrance a hallway leads to the rooms. The kitchen is a separate room with its own door: charcoal units, induction hob, extractor hood. The sitting room is on a platform two steps up, with the sofa bed, the dining table and the window onto the boats. Then the double bedroom and the bathroom with shower. White-beamed ceilings. 57 square metres of cadastral area, 44 of usable floor area.

Each flat has its own air-to-water heat pump, installed in 2023, which provides heating, cooling and hot water: there is no gas supply. Energy class D, EPgl,nren 102.22 kWh/m² per year (certificate valid until 22/02/2034).

The cathedral and Piazza Marconi are a two-minute walk away. The ferry to Trieste leaves five minutes away on foot (the crossing takes about half an hour), and the stop for bus line 20 is four minutes away. By car, Trieste is about twenty minutes away and the Slovenian border seven.

The seller is a private individual, so there is no VAT. Under the 'prezzo-valore' rule, purchase taxes are charged on the cadastral value (cadastral income €240.15), not on the price: about €1,100 in total as a main residence, about €2,800 as a second home.

How we edited them

The photographs in this listing are partly smartphone shots taken in October 2025 and partly still images from the apartment's 3D virtual tour, scanned on 23/10/2025. 10 of the 17 published photographs contain small areas edited with a generative image model (Google's Nano Banana family, used through the Higgsfield platform) for one purpose only: to remove the items left for holiday-rental guests and small everyday objects. In these photographs everything else is the original photograph with light and colour corrected only: the model supplied just the areas where the removed objects stood, between 0.2% and 7% of the image. Removed: courtesy towels on the bed, the sofa bed and the shower; bathroom products and accessories (soap dispenser, toothbrush holder, spray can, toilet roll, a small decorative box); kitchen paper rolls with their holder, a plate, two cups, a cloth and a broom; a remote control; the 'Fire extinguisher' sticker sign on a kitchen cabinet door.

Two objects were removed by hand, without artificial intelligence, by copying the surface next to them: a kitchen roll in one kitchen photo and a spray can in the background of a hallway photo. Where the reconstruction was not clean the objects were left in place: towels on a bed and on the sofa bed in three photographs, a remote control on a table, a kitchen roll in two photographs, a charging cable on a bedside table, and a toilet roll and the soap dispenser in the background of the bathroom seen from the hallway; the dispenser is also reflected in the washbasin tap. Deliberately kept: all the furniture (table, chairs, sofa bed, bed, armchairs, clothes rack), the lamps, the televisions, the appliances (coffee machine, kettle, microwave) and the kitchen rug.

Where an object was removed, the part of the wall, worktop or fabric it hid was not photographed: the model reconstructed it plausibly; in particular, the part of the shower enclosure covered by a towel in every shot is reconstructed. Nothing else was changed: dimensions, heights, openings, floors, windows and doors, services and finishes are as photographed, and no defect has been reduced or hidden: the marks and stains on the bedroom plaster (below the window and on the wall with the television), the scratch next to the bedside table, the marks on the pillar next to the living-area door and the exposed lamp cables along walls and ceilings remain as they are. The views from the windows were not touched by artificial intelligence.

Four photographs (one of the bedroom, one of the living area, the entrance and the hallway) only had light and colour corrected, without generative AI. The last three photographs, showing the outside of the building, the entrance on the square and the staircase, were corrected only for light and colour, without artificial intelligence; the faces of passers-by and a sign have been blurred. Light and colour were corrected as in normal photo retouching, in the same way on every photograph; the white-balance correction makes light fabrics, such as the beige bedspread, slightly more neutral.

The original, unedited photographs are available on request; a viewing remains the only reference for the actual condition of the property.
