Second floor with lift. The sitting room looks out over the colourful houses of the old town, the small square with its outdoor tables and the cathedral bell tower, with a glimpse of the boats in the Mandracchio basin. The bedroom faces the green of the trees instead, and is the quietest room in the flat.

This is the building on Muggia's little harbour that cars drive under: Porta Amulia, the old town gate, is attached to its side. On one side lies Largo Amulia, the small square with the Jimmy ice-cream parlour; on the other, the harbour with its sailing boats and, across the bay, Trieste. The building was renovated from top to bottom, with works completed in 2023 and a lift added, and the flats have since been let to holidaymakers. The owner, a private individual, is now selling them one by one.

The entrance opens into the living area, with the sitting room, a sofa bed, the round table and a kitchenette with induction hob. A short hallway leads to the double bedroom and to the bathroom with shower. 56 square metres of cadastral area, 44 of usable floor area.

Each flat has its own air-to-water heat pump, installed in 2023, which provides heating, cooling and hot water: there is no gas supply. Energy class D, EPgl,nren 116.60 kWh/m² per year (certificate valid until 22/02/2034).

The cathedral and Piazza Marconi are a two-minute walk away. The ferry to Trieste leaves five minutes away on foot (the crossing takes about half an hour), and the stop for bus line 20 is four minutes away. By car, Trieste is about twenty minutes away and the Slovenian border seven.

The seller is a private individual, so there is no VAT. Under the 'prezzo-valore' rule, purchase taxes are charged on the cadastral value (cadastral income €240.15), not on the price: about €1,100 in total as a main residence, about €2,800 as a second home.

A note on the use of artificial intelligence in the photographs. Removed: towels and courtesy sets placed on the bed and the sofa bed, a towel hanging on the shower, kitchen paper rolls, crockery, cups and sachets on top of the microwave, a loose electrical cable, a dustpan and brush, a folding clothes airer, a soap dispenser, a spray can and a fabric basket, a towel stand (free-standing, on the floor) and the reflection of the person who made the scan in the kitchen's frosted glass. All furniture and appliances, the lamps, televisions, clothes rails, armchairs, rugs, the toilet-roll holders with their rolls and the sofa bed, photographed open as it was, were left in place; a cloth on the coffee machine, the label on the bedspread and a small item on the microwave also remain, because the model did not remove them. Where an object was removed, the part of the wall, floor or furniture it was hiding was not photographed: the model reconstructed it plausibly. The model also redrew some surfaces: the pattern of the bedspreads is reconstructed (same colours, not an identical design). Where it had instead altered elements of the property or its furnishings — the views from the windows (the houses through the living-room window, also in the photograph taken from the hallway; the foliage through the bedroom window), the back of the WC, the washbasin unit seen through the bathroom door, the cable of a lamp, the doors of a kitchen unit, the lettering on the appliances — the original photograph has been put back. Otherwise dimensions, heights, openings, floors, windows and doors, fittings and finishes are as photographed, and no defect has been softened or hidden: the exposed electrical cables along the ceilings, the television cable and the light marks on the corridor walls remain as they are. The two views over the small square were not processed with artificial intelligence; the faces of two people sitting at the café have been blurred. The last three photographs, showing the outside of the building, the entrance on the square and the staircase, were corrected only for light and colour, without artificial intelligence; the faces of passers-by and a sign have been blurred. Light and colour were corrected as in ordinary photo retouching. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.
