Third floor with lift and, above it on the fourth floor, a private terrace of about 35 square metres on the roof of the building. From up there the view turns in every direction: the harbour with its sailing boats and Trieste across the bay, the castle on the hill, the cathedral bell tower and the rooftops of the old town, the Mandracchio basin and the square seen from above.
This is the building on Muggia's little harbour that cars drive under: Porta Amulia, the old town gate, is attached to its side. On one side lies Largo Amulia, the small square with the Jimmy ice-cream parlour; on the other, the harbour with its sailing boats and, across the bay, Trieste. The building was renovated from top to bottom, with works completed in 2023 and a lift added, and the flats have since been let to holidaymakers. The owner, a private individual, is now selling them one by one.
The entrance leads into the living area: the sitting room with a sofa bed, the dining table and a kitchenette with induction hob. The double bedroom sits slightly lower, behind a railing; the bathroom has a shower. The terrace is reached by an internal wooden alternating-tread staircase, steep and narrow, which comes out through a glazed hatch. The sea is not visible from the flat's windows: it is seen from the terrace. 63 square metres of cadastral area, 42 of usable floor area plus the terrace.
Each flat has its own air-to-water heat pump, installed in 2023, which provides heating, cooling and hot water: there is no gas supply. Energy class D, EPgl,nren 149.94 kWh/m² per year (certificate valid until 22/02/2034).
The cathedral and Piazza Marconi are a two-minute walk away. The ferry to Trieste leaves five minutes away on foot (the crossing takes about half an hour), and the stop for bus line 20 is four minutes away. By car, Trieste is about twenty minutes away and the Slovenian border seven.
The seller is a private individual, so there is no VAT. Under the 'prezzo-valore' rule, purchase taxes are charged on the cadastral value (cadastral income €280.18), not on the price: about €1,100 in total as a main residence, about €3,300 as a second home.

How we edited them
Most of the photographs in this listing are still images taken from the flat's 3D virtual tour, scanned on 23/10/2025; the rest are smartphone photographs taken in October 2025. 10 of the 24 published photographs were edited with a generative image model (Google's Nano Banana family, used through the Higgsfield platform), for one purpose only: to remove the items left out for holiday-let guests and everyday objects. Removed: towels folded on the beds and hanging on the shower, remote controls, leaflets and papers, small appliances on the kitchen worktop (coffee machine, kettle), paper rolls, bathroom products (soap, spray, shower gel), a bin, a fire-extinguisher sign sticker, cups and packets; in one bathroom photograph the reflection of the tour camera in the mirror was removed, and in another the photographer's shadow on the shower wall. All furniture and lamps were deliberately left in place, as were the sofa bed, open as it was at the time of the scan, the TV, the microwave and the rugs.
Where an object was removed, the part of the wall, worktop, mirror or mosaic behind it was not photographed: the model reconstructed it plausibly. In some photographs the model had also removed or altered fixed items (in the bathroom the towel radiator's socket and cable, an inspection plate, a toilet-roll stand and the upright of the shower enclosure; in the kitchen the microwave; in one window the view and the curtain): in those spots the original photograph was put back. The top of the microwave, which in the original photograph is covered by a plate and a cup, is reconstructed.
Nothing else was changed: dimensions, ceiling heights, openings, floors, windows and doors, services and finishes are as photographed, and no defect has been reduced or hidden; the internal staircase up to the terrace remains steep, with alternating treads, as shown. The photographs of the terrace, the views, the entrance and the hallway were not touched by artificial intelligence: only light and colour, and the faces of passers-by in the square have been blurred. The last three photographs, showing the outside of the building, the entrance on the square and the staircase, were corrected only for light and colour, without artificial intelligence; the faces of passers-by and a sign have been blurred.
Light and colour were corrected as in any ordinary photo retouch. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.
