TriesteImmobiliare

Sell with TriesteImmobiliare

Your apartment deserves the same work as a villa.

TriesteImmobiliare is the TriesteVillas group's name for everyday homes, in Trieste and its province. The method is the one we use for villas: the price changes, the care doesn't.

What we do for your home

  1. We check the paperwork before your home goes on sale.

Cadastral record, floor plan, energy certificate, the tavolare (the land register used in Trieste), service charges. If something doesn't add up, you hear about it now, not on the day of the deed.

  2. Photos improved with AI, and labelled.

The photos go through artificial intelligence: light, tidiness and sometimes simulated furniture or a detail. Every changed photo carries a label, and under the listing it says what was done, photo by photo.

  3. The 3D tour, when the home lends itself to one.

People looking for a home can walk through yours from their phone, room by room, before they ask to visit.

  4. Four languages.

Every listing also comes out in English, German and Slovenian, for buyers who search in Trieste but don't speak Italian.

  5. The numbers already worked out for the buyer.

Under the price there's the mortgage payment, with the assumptions behind it set out beside it; then the taxes and what to expect from the notary. First-time buyers arrive with a clear picture.

  6. Without a listing, too.

If you prefer discretion, your home can stay off the property portals: the full listing, with photos and price, is seen only by people we admit to our Private Collection. In public there is at most an anonymous preview showing only the area and a price band.

How it works

  1. 01

You tell us about your home

Using the form, or in a video call.

  2. 02

    We read the paperwork

And tell you what's missing and who can get it.

  3. 03

    We come and see it

And we give you an explained price range, starting from similar homes in the area and the values published by Italy's Revenue Agency.

  4. 04

    We present it

Photos, the 3D tour where there is one, texts in four languages, the portals and our own websites.

  5. 05

    Viewings and offers

We email you about every viewing that's booked. Afterwards we ask the visitor how it went: if they reply, you get their own words, not a summary of ours.

  6. 06

All the way to the notary

Even if you live far away.

What you get to see

We give you access to the group's Owners' Area, on triestevillas.com: there you'll find a log of the work we do for your home (photos, translations, listings, viewings). Open it whenever you like, even on your phone.

The same group

Behind TriesteImmobiliare are the people and the system of TriesteVillas. If yours is a prestige home, TriesteVillas looks after it; if it's outside the province, FriuliVillas. We'll tell you which, and we stay with you all the same.

Slovenia · coast and Karst

Is your house on the Slovenian coast or the Karst?

TriesteImmobiliare sells in Trieste and its province. Across the border, on the coast and the Karst, there is SloveniaVillas, the TriesteVillas group's atlas, which works with Planetum of Koper: Planetum is the agent there, and you request its valuation through the SloveniaVillas page for owners.

Sappada · mountains

Do you own a house in the mountains, in Sappada?

For Sappada the TriesteVillas group has a site of its own, SappadaVillas: the fifteen hamlets one by one, with the hours of sunlight worked out on the terrain model, and the market with the Italian tax agency's figures. Its page for sellers explains the process step by step. Our office is in Trieste: we come to Sappada by appointment, and we reply in Italian or in English.

Questions

Am I bound to give you the sale after the valuation?
No. We do it, we explain it, and then you decide whether to sell, and who with.
I've inherited the home: how do I sell it?
You can sell it, but first the inheritance has to be formally settled and the tavolare, the land register, brought up to date. We explain the steps one at a time, in the right order.
Do I need to renovate before selling?
A full renovation hardly ever pays off. Sometimes a few small fixes do: we tell you after the visit, with the figures.
