Description
Fifth floor with a lift, in a 1960s apartment building in Chiarbola. The flat faces two opposite sides and has two balconies: the long one off the bedroom looks onto the trees between the buildings, with the hills in the background; the small one off the dining area is enclosed with glazing.
The 3D survey measures 37 square metres inside, 44 cadastral square metres including the balconies. The layout is a true one-bedroom, with the largest room given to the bedroom. The entrance hall, with a built-in storage cupboard, leads into the eat-in kitchen: a straight kitchen run with oven and hob and, opposite, the dining area with table and sofa. The double bedroom measures about 4.80 by 3.30 metres, has a wooden parquet floor and a French window onto the balcony. The bathroom has a shower, a bidet and a washing-machine connection.
The flat can be lived in straight away; its finishes are several years old and would benefit from updating: laminate floors in the hall and kitchen, wooden kitchen units, a tiled bathroom with a water heater. Heating is central, with radiators and individual consumption metering; there is an air conditioner.
The building has approved the renewal of the roof, with works already under way, and the refurbishment of the façades, balconies and railings included. The amounts, and how they are shared between seller and buyer, are settled during negotiation, with the administrator's documents at hand.
There is a supermarket in the same complex; shops and bus stops are a few minutes' walk away.
The energy performance certificate is being prepared and will be published as soon as it is available.

How we used AI in these photos
28 of 30 photos edited with AI: 1 in light and colour only, 27 with changes marked on the photo. Defects have been left visible. The viewing remains the only reference.
How we edited them
The 30 photographs in this listing are 24 shots taken in the flat on 22 September 2026 and 6 still images from the 3D virtual tour, scanned the same day. 28 of the 30 photographs went through a generative image model (Google's Nano Banana family, used through the Higgsfield platform): 27 to remove the personal belongings and clutter that crowded the rooms, one for the light only. Removed: clothes, bathrobes and towels; bottles, soap, cups and paper rolls in the bathroom; a basin, a small electric heater, a basket of toiletries and the lace cloths on the washing machine and furniture; bags and the items hanging on the coat stand; ornaments, figurines and the collection of beer mugs on the kitchen cabinets; a vase and a picture frame leaning against a wall; the spice jars, the dish rack and a toaster oven on the kitchen worktop; framed family photographs and a crucifix; a cushion on the bed, blankets and cushions on the sofa and a stack of striped cushions; cables, a case, papers and small objects on the bedside tables, desk and small cabinets; magazines and books on a console; a wall key holder; the reflection of the 3D camera tripod in a mirror. Deliberately kept: the furniture, the large paintings, the model ships, the decorative plates, the books in the bookcase, the television, the fridge with its magnets, the lamps, the curtains and the clothes-drying rack on the balcony.
Where an object was removed, the part of wall, floor or furniture it hid was not photographed: the model reconstructed it plausibly. Nothing else was changed: dimensions, ceiling heights, openings, floors, windows and doors, systems and finishes are as photographed, and no defect was softened or hidden — the damaged bathroom door frame, the marks on the plaster above the bathroom tiles and the wear on doors and frames are as they are; in the two photos where the model had cleaned the bathroom plaster, the original photograph was put back in that area. Two views from the balcony were adjusted for light and colour only, without artificial intelligence.
Light and colour were corrected as in a normal photo retouch. The original, unedited photographs are available on request; a viewing remains the only reference for the actual condition of the property.
